Construction Administrator

AHL’s office in downtown Honolulu is seeking a Construction Administrator to join our highly creative and collaborative team. The successful candidate for this position will be responsible for the Construction Administration of mid to large and/or complex project or projects.

Salary Range: $70,000 to $135,000

AHL offers a hybrid office/remote 3/2 schedule and a 4-1/2 day work week.

education
  • Bachelor’s degree (B. A.) from four-year college or university preferred.
  • Minimum of five years related experience including substantial experience in all phases of architecture and/or engineering with specific emphasis on field and office construction administration.
  • Substantial knowledge of construction techniques, building materials, codes, testing, procedures, job accounting procedures, liability laws, ethics and office policies and procedures.
  • Proficiency in Microsoft Office Suite.
  • Experience with Newforma Database and Construction Administration software preferred.

typical duties
  • Conducts observations of the construction work to insure reasonable compliance with the plans and specifications, answers contractor’s questions, and is knowledgeable of the progress of the work.
  • Assumes duties of day-to-day contact with the Owner or Owner’s representative.
  • Conducts meetings as required to resolve questions or to discuss changes proposed by the Owner or Contractor.
  • Exercises discretion and independent judgement with respect to construction administration matters of projects undertaken by the office.
  • Checks shop drawings on architectural portions of the work.
  • Responds to Contractor RFI’s
  • Prepares and issues Instruction Notices and other field related correspondence.
  • Maintains log of communications regarding project progress and manages resolution of construction issues.
  • Maintains and updates RFI and Submittal logs.
  • Requests inspection assistance from engineer consultants when required.
  • Evaluates quotations on requests for change orders and prepares change orders.
  • Evaluates applications for payment from contractor and prepares certificate for signature.
  • Makes detailed final inspection of the project and discrepancy checklists in writing.
